Short-term (days to 6 months) is furnished, all-inclusive, no Ontario Standard Lease required, and priced 2–3× nightly rate. Long-term (6+ months) uses the Standard Lease, almost always unfurnished, with utility transfer to you — and significantly cheaper per month.

The Residential Tenancies Act gives strong tenant protections: rent increase caps (annual guideline set by the province), restrictions on eviction reasons, the Landlord and Tenant Board for disputes. We brief every client on the key rights before signing.
